Q. Can you build in the winter? 
A. Yes
Q. Do I have to own the lot before I sign a home purchase agreement?
A. Yes. You must either own it or have it under contract.
Q. What if I do not own a home site yet?
A. This is not a problem. We will help you find a home site to meet your needs. We have lots available and work with Gary and Cathy Elmore at Windermere Real Estate-Ocean Shores. You can contact them at www.BuyOceanShores.com
Q. Can you build from my house plans?
A. ABSOLUTELY! If you have your own floor plan that meets your family's needs better than ours, we will be glad to build your plan instead. We can also modify our plans to make alterations and any revisions you want! If we use your plans we may have to have them engineered for the local area building codes.
Q. Can I do some of the work myself to save money?
A. Yes! Homeowners can save thousands of dollars by doing some of the work themselves. Things such as painting, providing and installing the appliances, flooring, or doing the final clean-up. It is your home and we will help you save money in any way that we can.
Q. Can I do the framing, wiring and plumbing, too?
A. Sorry, because of code, warranty, and lender issues we limit work that can be performed by the homeowner to non-technical and non-licensed trades.
Q. How long does it take?
A. The whole process from contract to move in typically takes 6 to 9 months. The actual construction itself takes only 4 to 6 months, depending on weather, the size and style of the home you choose and how much of the work you, the homeowner, plan on doing yourself.
Q. When can construction start?
A. Construction can start as soon as we have all of the approvals and pre-start requirements taken care of. We can usually dig about 3 to 5 weeks after signing the construction contract.
Q. How long do permits take?
A. Typically 2 to 5 weeks.
Q. What is your square footage cost?
A. Between $95 to $150 per square foot.
Q. What is included in the price?
A. Our base price includes the selected home to be built on the customer's land, fully completed and ready to move into in accordance with our standard features and specifications. This excludes land, site work, utilities and optional extras unless otherwise requested by the customer.
Q. How big of a deposit is required?
A. Normally a deposit of between $5,000.00 and $15,000.00 when the the construction contract is signed. Some exceptions may apply.
Q. Do you have homes already built and ready to be moved into?
A. Yes. We do pre-build some homes when time permits. View our Spec Homes section of the site to see the available homes.
Q. How do we get started?
  • Contact Us to set up an appointment then we can get together and look at your home site. If you do not already have a site picked out we can discuss where you might want to live. We can help you locate the perfect home site.
  • After we evaluate your home site we will prepare an estimate for the site work and the costs for your construction loan.
  • Then you select a favorite home plan and talk about what you would like to see included.
  • We will work up a final price quote to include everything you might want in your home.
  • Once everything is to your liking, we can sign a construction contract. Then we can get started on your new home.

Questions You Should Ask,
And Answers You Should Insist Upon
Q. Is the property surveyed? 
A. Yes. With a surveyed lot you are guaranteed that the acreage will be exactly what you contracted for and the boundary lines are as shown on the survey map and pinned and flagged on the property. Without a survey you can only guess at the number of acres and the exact boundary lines.
Q. Is financing available?
A. Yes. Many local banks are eager to assist in financing your land. In general they require 20% as a down payment. If the property is a good value, a local bank should finance it for you. If the bank is not willing to finance the property you are interested in perhaps they know something you don't. Be wary of land contracts.
Q. What have comparable properties in the area been selling for?
A. Slightly more. It is especially important when you are purchasing for investment only, that you "buy right." A property purchased at above market value will take longer to appreciate than one purchased below market value. If properties of comparable size, terrain and aesthetic appearance have been selling in the same area for slightly more than you are contracting to purchase for, you are probably, "buying right." If you are financing, a bank will have an appraisal done assuring you "buy right."
Q. Is the title to the property clear? (Free of liens, easements and other encumbrances)
A. Yes. Property in which clear title is guaranteed (usually by Warranty Deed) is "worry-free" and far more saleable than property which is encumbered by liens, taxes or easements. However, an easement or right-of-way can sometimes benefit a potential buyer by offering additional access to back land.
Q. What services are available in the area?
A. The answer to this question will depend on your use for the property and your desire for privacy as opposed to convenience. Most rural property within the boundaries of a small town will not provide any services.
Q. What are the current taxes on the property?:
A. Very low. We all wish taxes were lower especially when we are buying property as an investment. Low taxes help reduce carrying cost and increase real profits at the time of resale. Taxes usually relate to services provided by the town.
Q. What are the zoning and / or deed restrictions on the property?
A. Each state, county and town follows different subdivision and zoning regulations. It is very important that you understand what uses are permitted on any given property in order for you to decide which lots meet your requirements for a specific use. Occasionally, a property will meet with all town requirements for a particular use but be sure to ask if there are any "deed restrictions." If you intend to build, inquire about building codes.
Q. Is Title Insurance available on this property?
A. Yes. Title insurance is a guarantee by a large multi-million dollar company that, in the event of title problems, they will refund your full price plus damages.
